Job Brief:
We are seeking a Property Excellence Manager to oversee and optimize a diverse portfolio of residential, commercial, and mixed-use properties. The role focuses on operational efficiency, tenant satisfaction, asset value enhancement, and adherence to regulatory standards. The ideal candidate will lead property enhancement initiatives, manage vendor relationships, and collaborate closely with facilities management teams to ensure high-quality service standards across all properties.

Job Responsibilities:
Operational & Asset Management:
  • Oversee day-to-day operations of properties within the portfolio.
  • Coordinate maintenance, security, housekeeping, landscaping, and service provider activities.
  • Develop and implement operational policies, procedures, and checklists to maintain consistency and quality, particularly for aging properties.
  • Recommend and execute property upgrades, facelift initiatives, and modernization projects to enhance competitiveness and tenant appeal.
  • Monitor and improve utility systems, including smart lighting sensors, energy efficiency, and sustainability initiatives.
  • Manage tenant complaints and urgent after-hours issues to ensure timely resolution.
Tenant & Client Relations:
  • Foster strong tenant relationships to encourage retention and renewals.
  • Ensure professional and efficient communication channels addressing tenant inquiries and concerns.
  • Recommend amenities and enhancements to improve tenant experience and attract new residents.
  • Implement feedback-driven improvements aligned with market needs.
Quality Assurance & Service Monitoring:
  • Develop and enforce quality standards for maintenance, service delivery, and property operations.
  • Conduct regular inspections and audits to assess property condition, safety, and compliance.
  • Monitor vendor and contractor performance against SLAs and quality benchmarks.
Compliance & Risk Management:
  • Ensure compliance with local regulations, health and safety codes, and property management laws.
  • Maintain documentation and audit trails for compliance and inspections.
  • Identify risks or non-conformities and recommend corrective and preventive actions.
Facilities & Safety Coordination:
  • Work closely with the Facilities Management team to ensure preventive maintenance and system reliability.
  • Implement maintenance checklists to manage older buildings efficiently.
  • Ensure tenant safety and regulatory compliance related to fire, health, and environmental standards.
  • Coordinate with government authorities to obtain approvals and maintain operational compliance.
Leadership & Reporting:
  • Lead and mentor property management and facilities teams to drive operational excellence.
  • Prepare and present regular performance reports, including occupancy, maintenance, compliance, and financial insights.
  • Recommend policy updates, capex plans, and strategic initiatives based on performance and tenant feedback.
Job Requirements:
  • Bachelor’s degree in Business Administration, Real Estate, Facilities Management, or a related field.
  • 5–8 years of experience in property or asset management, with at least 2 years in a supervisory/lead role.
  • Strong knowledge of UAE real estate regulations, Facilities Management, Dubai Municipality, Civil Defense, and other regulatory frameworks.
  • Proven experience in tenant relations, property upgrades, and compliance management.
  • Excellent problem-solving skills, especially in urgent or high-pressure situations.
  • Strong communication, negotiation, and stakeholder management skills.
  • Business acumen with the ability to analyze feasibility and recommend value-adding enhancements.
