Job Brief:
The Senior Leasing Advisor (Commercial) is responsible for managing and executing leasing operations for commercial properties. This role ensures optimal occupancy, tenant satisfaction, compliance with regulations, and strong financial performance. Acting as a key liaison between tenants, property owners, vendors, and internal teams, the advisor upholds professionalism and high standards of customer service.

Job Responsibilities:
Lease Management & Negotiation
  • Oversee lease renewals, negotiations, and amendments.
  • Ensure all contractual obligations comply with Dubai Land Department (DLD) and RERA standards.
  • Advertise available units through digital platforms, signage, and broker networks.
  • Conduct property tours and present leasing options professionally.
  • Screen potential tenants, verify documentation, and assess suitability.
  • Prepare and execute lease agreements accurately and compliantly.
  • Record lease data in YARDI and EJARI systems.
  • Ensure timely renewals and maintain up-to-date lease records.
  • Implement rent escalations in line with market trends and lease terms.
  • Review lease agreement memos for internal approvals.
Tenant Relations
  • Handle tenant inquiries, complaints, and feedback via email, phone, walk-ins, and meetings.
  • Maintain high levels of tenant satisfaction and promote “customer delight.”
  • Enforce building rules and regulations; issue notices for violations.
  • Facilitate move-in and move-out inspections and documentation.
  • Resolve conflicts such as payment delays, damage disputes, or scheduling conflicts.
  • Serve as an escalation point for complex disputes between tenants and landlords.
Financial & Reporting
  • Track rent payments and monitor delinquencies.
  • Handle budgeting, forecasting, and expense tracking.
  • Report financial performance and occupancy data to management.
  • Review utility charges and ensure accurate billing.
  • Generate reports on leasing activity, collections, and maintenance status.
Property Maintenance & Vendor Coordination
  • Coordinate maintenance and repair activities with contractors and vendors.
  • Conduct regular property inspections.
  • Review service provider attendance and performance logs.
  • Ensure properties comply with local laws and building codes.
  • Respond promptly to emergency situations.
Stakeholder Engagement
  • Maintain positive relationships with tenants, property owners, brokers, and service providers.
  • Collaborate with internal teams, including maintenance, administration, and leasing agents.
  • Protect property owners’ interests through diligent lease management.
  • Communicate effectively with Property Management, Leasing Manager, and Legal teams.
Market Intelligence & Team Leadership
  • Stay updated on market trends, rental rates, and competitor offerings.
  • Provide insights for pricing strategies and leasing decisions.
  • Mentor leasing advisors and junior staff, fostering excellence and accountability.
Job Requirements:
  • Higher diploma or equivalent college degree in business, real estate, or related field preferred.
  • Minimum 2 years of experience in commercial leasing in the UAE.
  • Strong knowledge of RERA laws, Ejari procedures, and leasing regulations.
  • Proficiency in MS Office and property management software (Masterkey, PropSpace).
