Job Brief:The Senior Leasing Advisor (Residential) is responsible for managing residential leasing operations, ensuring optimal occupancy, tenant satisfaction, regulatory compliance, and financial performance. The advisor acts as a liaison between tenants, property owners, vendors, and internal teams, maintaining professionalism and exceptional customer service.
Job Responsibilities:Lease Management & Negotiation- Oversee lease renewals, negotiations, and amendments.
- Ensure compliance with Dubai Land Department (DLD) and RERA standards.
- Advertise available residential units via digital platforms, signage, and broker networks.
- Conduct property tours and present leasing options professionally.
- Screen tenants, verify documentation, and assess suitability.
- Prepare and execute residential lease agreements accurately.
- Capture lease data in YARDI and EJARI systems.
- Ensure timely renewals and maintain updated records.
- Implement rent escalations per market trends and lease terms.
- Review lease memos for internal approvals.
Tenant Relations- Handle tenant inquiries, complaints, and requests via various channels.
- Maintain high levels of tenant satisfaction and promote “customer delight.”
- Enforce building rules and regulations.
- Manage move-in and move-out inspections and documentation.
- Resolve disputes such as payment delays, damage issues, or scheduling conflicts.
- Act as an escalation point for complex tenant-landlord disputes.
Financial & Reporting- Track rent collections and delinquencies.
- Handle budgeting, forecasting, and expense tracking.
- Report occupancy and leasing activity to management.
- Ensure accurate billing of utilities.
- Generate reports on residential leasing metrics and maintenance.
Property Maintenance & Vendor Coordination- Coordinate maintenance and repairs with contractors and vendors.
- Conduct regular property inspections.
- Monitor service provider performance.
- Ensure properties comply with laws and building regulations.
- Respond promptly to emergencies.
Stakeholder Engagement- Maintain strong relationships with tenants, property owners, brokers, and service providers.
- Collaborate with internal teams, including maintenance, administration, and leasing agents.
- Protect property owners’ interests.
- Communicate effectively with Property Management, Leasing Manager, and Legal teams.
Market Intelligence & Team Leadership- Monitor residential market trends and competitor offerings.
- Provide insights to support pricing strategies.
- Guide leasing advisors and junior staff to maintain high standards.
